Multifamily investing in the Denver metro
ZB3 Real Estate buys and improves older apartment communities in the Denver metro. We look for Class B and C buildings with 30 to 120 units, built between 1960 and 1999, where better management, rents brought to market over time and targeted renovations can improve how the property runs.
We started in Denver. Our first investment was a South Denver 4-plex, and our first syndication was a 6-unit townhome property in Westminster. We know the metro block by block, and we still live here.
What we look for in Denver submarkets:
• Steady job access to downtown, the Tech Center and the I-25 corridor.
• Older buildings priced below replacement cost.
• Owners who are tired, self-managing or facing a loan maturity.
Denver is still absorbing a wave of new apartment supply. We expect that to settle in 2027 to 2028, and we are buying carefully until it does. Read our full view in Colorado Multifamily Market: Denver Metro, Colorado Springs and Northern Colorado on our blog.
